Dans le cadre d'une création de poste, nous recrutons un Property Manager (H/F) en CDI.

Rattaché au DAF France et en étroite collaboration avec les services Expansion, Travaux et Juridique, votre rôle est d'optimiser la gestion opérationnelle du parc immobilier.


A ce titre, vos missions principales sont de:


  • Orchestrer l’optimisation des loyers et des charges et contrôler le cycle de facturation

Contrôler l’exhaustivité du cycle de facturation : indexation / charges et challenger les écarts réel vs attendu.

Gérer les relations avec le bailleur pour assurer un service conforme aux attentes et une optimisation des coûts qui nous incombent (challenger les charges).

Vérifier la bonne application des renégociations (baisses de loyers, charges, indexations et franchises).


  • Analyser les données et faire des préconisations

Cartographier les niveaux de loyers par territoires, typologie de bailleurs/locaux.

Créer les tableaux de bord de suivi de l’activité.

Analyser les données et faire des préconisations (cf. risques régule de charges / benchmarks).

Identifier les locaux de nos crèches à la vente pour les proposer à nos investisseurs.


  • Assister les services internes dans la gestion des sinistres

Collecter et transmettre les pièces nécessaires aux fins d'indemnisation par l'assureur (ex : devis/factures acquittées/état des lieux/constat DDE amiable/attestation recherche-résolution fuite).

Superviser et transmettre les pièces nécessaires (ex : devis/factures acquittées) aux dossiers de souscription assurance construction via le courtier assurance en lien avec les services internes (Travaux/Juridique).


  • Compléter l’outil de gestion du parc immobilier

Participer à la définition des besoins et au déploiement du nouvel outil de gestion et a l’élaboration des tableaux de bord.

Tenir à jour la base de contacts de bailleurs, gestionnaires, syndics.


Profil

Vous avez une formation supérieure en finance idéalement complétée par une spécialisation en immobilier et bénéficiez d'une expérience d'au moins 5 ans sur un poste similaire acquise en entreprise ou au sein de cabinet de conseil, de property management, de société d'investissement.


Vous maitrisez les techniques de négociation et avez de solides compétences en analyse financière.

Vous êtes doté d'un excellent relationnel. Vous avez la capacité à créer du lien et appréciez travailler en équipe.

Vous avez un fort esprit de synthèse et d'analyse.

Vous appréciez prendre des initiatives.
