La plateforme immobilière de PIMCO est l'une des plus importantes et des plus diversifiées au monde, avec plus de 190 milliards de dollars d'actifs et un large éventail de solutions qui s'appuient sur l'expertise de longue date de la société sur les marchés de la dette et des capitaux publics et privés.
**Responsabilités clés**
Rattaché(e) au pool d'analystes, vous étudierez pour chaque actif les différentes hypothèses de valorisation dans le futur et analyserez l’impact des évènements de la vie de l’immeuble et des stratégies proposées sur sa rentabilité et sa valeur. Dans ce cadre, vous aurez pour missions de:
- Analyser, intégrer et mettre à jour l’ensemble des informations générales concernant les immeubles (caractéristiques, données techniques, juridiques, fiscales, )
- Valider le respect des termes contractuels du bail (récupération des charges et de la fiscalité)
- Etablir et mettre à jour les business-plans des immeubles, sur la base des informations disponibles et des hypothèses élaborées par les Asset Managers
- Modéliser les différentes stratégies de valorisation établies avec les Asset Managers
- Etudier les conséquences financières des différents scénarii possibles sur les business-plans
- Répondre aux besoins de reporting, analyser la performance du portefeuille
- Réaliser les supports des présentations internes et externes relatives aux actifs en portefeuille
- Participer activement au processus de commercialisation des locaux vacants (analyse de proposition financière, analyse des profils des clients )
- Participer en amont au processus de vente des actifs qui seront arbitrés (états locatifs, fiche synthèse immeuble )
**Profil / Compétences**
Vous préparez une formation de niveau bac + 5, idéalement complétée d'une spécialisation en immobilier.
Vous possédez des connaissances en techniques financières.
Vous avez des aptitudes pour manipuler les chiffres.
Vous parlez couramment anglais.
Vous maitrisez les outils bureautiques : PowerPoint, Excel.
L’esprit d’équipe et le sens de l’écoute seront des qualités indispensables à la réussite de vos missions.
