**The background -**:
Colonies is opening its first residence in Huningue and is looking for its future residence manager for this property.
**The challenge ahead ?**:
As a Residence Manager at Colonies, you will be an essential part of our team, dedicated to tenant satisfaction and the overall performance of this residence. Responsible for the residence’s P&L, you will work closely with team members at our HQ in Paris to manage tenants' requests, assist our sales team to ensure the residence is fully occupied, and manage a network of technicians to ensure the smooth operation of the residence (maintenance, cleaning, security, etc.), as well as many other aspects related to life in this residence.
**Your scope ?**:
**Pre-Opening / Opening**:
Collaborate with the project manager in charge of the residence during the preparation and opening phases in the following areas:
- Preparation and execution of the soft opening
- Preparation of operational tools for managing the residence (Ops guides, tenant tools, etc.).
- Initiation of maintenance and operational contracts with external partners
- Support for monitoring the delivery and resolution of any outstanding issues
**1. Sales**
Support the rental of rooms, in coordination with and with the support of the central Sales team, including:
- Maintaining connections with key local partners (schools, universities, etc.) by being the main contact for potential tenants referred by these local partners
- Proactively suggesting initiatives to promote rentals
- Independently managing organized visits
**2. Tenant Management / Experience**
Operational Cost Management:
- Monitor operational expenses and the overall performance level of the residence
- Optimize operational costs while maintaining a high standard of quality
- Ensure proper management of contracts and invoices related to operations
Manage tenant relations:
- Proactively communicate with tenants to inform them of any relevant information
- Respond to tenant requests in-person on-site or through our ticketing system (providing accurate and useful information on administrative procedures, repairs, etc.)
- Manage tenant inventories and security deposits
- Handle tenant leases and related components (rent, charges, obligations, compliance with house rules, etc.)
- Oversee the management of additional services (cleaning, maintenance, etc.)
- Analyze feedback from the satisfaction survey and prepare an action plan to improve the tenant experience.
Assistance with maintenance and upkeep (including the building and outdoor areas):
- Ensure the execution of preventive maintenance interventions in coordination with our technical partners;
- Coordinate maintenance and upkeep interventions in response to tenant requests, relying on our technical partners;
- Proactively ensure that work is carried out on time and in accordance with established quality standards;
- Monitor the quality of services provided by our partners;
- Ensure the general condition of the residence, its equipment, and signage is well-maintained.
**Your profile?**
- Basic knowledge of real estate and property maintenance;
- Previous experience in managing a residence, in a customer service role, or in administrative support;
- Excellent written and verbal communication skills;
- Commitment to customer satisfaction and proactive problem-solving;
- You can interact in both English and Spanish fluently
