We are in search of seasoned and highly skilled Asset Managers to embark on an exciting journey in Paris. You will be integrated into a vibrant, youthful team, collaborating with colleagues globally and working closely with our teams in other cities. Reporting directly to the Senior Asset Manager, you will play a pivotal role in enhancing our extensive French portfolio and solidifying our status as a leader in last mile real estate.
This position is newly created, offering a remarkable chance to define and develop your role. Your responsibilities will encompass asset management strategy, lease negotiations, and property oversight. You will spearhead the management of our asset portfolio while fostering valuable connections and strengthening our local and national partnerships. The ideal candidate is a collaborative team member with the determination to manage daily operations and the ambition to grow alongside us as we expand our influence in the last mile real estate sector.
Key Responsibilities:
- Develop and implement a sustainable asset management strategy for current and future properties, driven by effective lease oversight.
- Propose and advocate for the annual budget for each asset.
- Assess property values and analyze financial forecasts.
- Prepare and review all asset management reports.
- Approve commercial lease terms and ensure their transition into formal contracts.
- Create and execute CAPEX plans for each asset.
- Monitor risk criteria for each asset, identify potential issues, and alert the management team to any concerns.
- Provide insights through comprehensive market analysis.
- Identify and leverage opportunities to enhance our portfolio and asset management effectiveness.
- Oversee all leasing activities, renewals, rent adjustments, lease terminations, and related capital expenditures.
- Incorporate remodeling, redevelopment, and expansion plans into the overall business strategy.
- Cultivate and maintain positive relationships with tenants.
- Build a strong network of regional and national consultants and colleagues.
- Select and manage external expertise as needed.
Qualifications:
- A proven track record with 3-5 years of experience. Background in logistics and light industrial sectors is particularly advantageous, but experience in retail or other asset classes is also valuable.
- Comprehensive understanding of the last mile real estate market, with the ability to identify and act on opportunities.
- Strong numerical skills, capable of validating valuations and financial projections.
- Excellent communication skills, with fluency in both French and English.
- Relevant university degree.
- Attention to detail, particularly in monitoring lease performance and financial data.
- Proficiency in data management, with strong analytical, financial, and negotiation skills.
