LE CONTEXTE
Colonies recherche un(e) Lead, Property Management au sein de l'équipe Ops, sous la responsabilité directe du Head of Operations. La mission de l'équipe est de garantir à nos locataires une expérience exceptionnelle, notamment lors de leur arrivée et de leur départ, et de s'assurer que nos résidences fonctionnent parfaitement.

TES CHALLENGES
En tant que Lead en Property Management, tu seras responsable de superviser des initiatives à l'échelle de Colonies pour améliorer la relation avec nos locataires et leur satisfaction, tout en maintenant la qualité de nos actifs immobiliers. Concrètement, cela signifie assurer que les locataires arrivent dans un espace propre et bien entretenu, que leurs demandes de maintenance soient traitées rapidement, et que leurs questions ou préoccupations soient gérées avec soin. La réussite se mesure par la satisfaction des locataires ainsi que par le temps de réponse et de résolution des équipes.

Tu seras également responsable d'une équipe centralisée et à distance, présente en France, en Belgique et en Espagne. Tu superviseras l'expérience locataire - de la signature du bail à la sortie, en coordonnant les arrivées, les états des lieux, les dépôts de garantie, les interventions de maintenance, et autres tâches administratives. Enfin, tu travailleras en collaboration avec nos équipes Facility et Business Operations pour améliorer l'efficacité et l'expérience locataire.

TES MISSIONS
- Piloter des projets clés visant à améliorer la gestion opérationnelle d’un portefeuille d’appartements, incluant la maintenance, les services de tiers et les relations locataires ;
- Utiliser les données pour développer des objectifs clairs en matière de performance opérationnelle, de satisfaction locative, et de gestion d'actifs immobiliers ;
- Identifier des plans d'action précis pour optimiser les processus de maintenance, améliorer les services fournis par les prestataires externes et garantir la conformité des équipements et installations ;
- Assurer le suivi des budgets d'exploitation et identifier des stratégies de réduction des coûts pour améliorer l'efficacité opérationnelle des résidences ;
- Travailler en collaboration avec les équipes internes (maintenance, facilities) et partenaires externes pour résoudre les problématiques techniques et garantir la qualité des espaces de vie.

TON PROFIL

Idéalement, tu disposes d'une première expérience de 4/5 ans dans la gestion de biens immobiliers résidentiels ou dans un poste à forte composante opérationnelle.

TES COMPÉTENCES & SAVOIR-ÊTRE
- Tu es un gestionnaire opérationnel : tu as l'habitude de gérer plusieurs prestataires, des interventions techniques et d'assurer la qualité des infrastructures ;
- Tu es orienté solutions et as un excellent sens de la gestion des priorités, notamment en ce qui concerne la maintenance préventive et corrective ;
- Tu es à l'aise avec des outils de gestion tels que Zendesk ou d'autres systèmes de ticketing pour suivre les interventions et les demandes locataires ;
- Tu sais piloter un budget et maîtriser les coûts liés à la gestion d'une résidence ;
- Tu es reconnu pour ton organisation et ta capacité à gérer des projets multifacettes ;
- Tu es bilingue en français et en anglais.
