Maintenance Inspector

**Duties**:
Position inspects, troubleshoots and reports on all air-conditioning, cooling and ventilation installations in all properties; monitors and records performances of air-conditioning, cooling and ventilation installations; prepares and updates lists of all air-conditioning, cooling and heating equipment in all properties; Performs emergency breakdown diagnosis and repairs in office areas.

Directly supervises maintenance and repair/renovation contractor's employees. Oversees and coordinates activities of air-conditioning, cooling, heating, and ventilating and kitchen equipment contractors.

**INSPECTION**:
Inspection, condition monitoring and condition reporting of all air-conditioning, cooling, ventilation and heating systems and equipment.
Inspection, condition monitoring and condition reporting of all kitchen equipment, grease extraction, grease pits and water softening systems and equipment.

**MONITORING**
Performance monitoring, testing and recording of air-conditioning, cooling, ventilation and heating systems and equipment in all buildings and properties.
Planning maintenance, repair and installation works to be carried out by contractors.
Emergency repair and installation works, both normal business hours and after-hours, of essential systems and equipment.

**SCHEDULING**

Recovery and storage for future use of refrigerant gases (including the potentially cancerogenic R22.)
Direct supervision (places of work/times of work/durations of work/quality of work) of maintenance and repair/renovation contractor's employees (five contractors and up to five employees at any one time.
Reporting defective conditions/equipment to the American section/department heads and to FAC Management and making recommendations as to future actions to be taken.

Recommending and preparing Scopes of Work for repair and replacement works and seeking quotations for the same.
Assists in the secure procurement and installation of air-conditioning and ventilating equipment.
Monitors and adjusts Siemens and Carrier computerized monitoring, maintenance and repair GTC programs - essential for the correct supervision of certain HVAC system functions.

**RECORDING**
Maintain our database updated with equipment information.

**Qualifications and Evaluations**:

- Requirements:
**EXPERIENCE**: Minimum of five (5) years experience as a journeyman electro-mechanic including of one (1) year experience of inspecting and reporting on air-conditioning, cooling and ventilation systems/installations.

**JOB KNOWLEDGE**:Full mechanic and electro-mechanic journeyman knowledge of established practices and procedures of the refrigeration and air-conditioning trades required. Full knowledge of inspection, diagnostic and reporting procedures related to the heating, ventilating, refrigeration and fan engineering fields required.
- Key Requirements:

- Valid driver's license (Permis B).
- Must have had driver's license for a minimum of 5 years.
- Ability to lift up to 20kg.
- Education Requirements:
**Mandatory**: Certificate (CAP - Certificat d'Aptitudes Professionelles) in an electro-mechanical field (i.e.: air-conditioning, cooling and heating/ventilation systems installations).

ENGLISH - Limited knowledge in speaking, reading, and writing. This will be tested.

FRENCH - Good working knowledge in speaking, reading, and writing. This will be tested.
