Sous la responsabilité de l'asset manager, le property manager sera chargé de la gestion locative et technique ainsi que du suivi administratif et juridique de biens immobiliers détenus par le groupe.

**Patrimoine immobilier**:

- 15% environ du temps passé sur des actifs utilisés par les filiales du groupe (environ 60 sites)
- 85% environ du temps passé sur des sites avec locataires externes dont 2 sites classés ICPE (Ile-de-France et Sud ouest) qui nécessitent environ 2/3 déplacements par mois pour le premier et 2 jours sur place par mois pour le second.

Rattaché à l'asset manager de cette filiale immobilière, le Property Manager prendra en charge:
**1/ Gestion technique des sites - Garantir la qualité et la sécurité des sites**

Gérer les contrats d entretien/maintenance avec les prestataires, suivre leur bonne réalisation et récolter bons d' intervention/rapports d entretien/vérifications réglementaires. Gérer l'interface prestataires-locataires, suivre la facturation (en lien avec l'équipe comptable, mettre en œuvre les moyens nécessaires/petits travaux à la résolution des incidents techniques signalés.

**Spécifiquement pour deux sites ICPE** : s'assurer du respect des normes ICPE, reporter mensuellement sur l'état des sites, mettre à jour la documentation règlementaire (POI,...), gérer la relation avec les autorités environnementales (DREAL/DRIEAT),

2/ **Gestion locative - Piloter / optimiser les coûts de fonctionnement des sites**
- Gérer la relation avec les locataires de la prise à bail jusqu'à la sortie, être leur interlocuteur au quotidien sur la partie technique, communiquer au client locataire les documents liés à la vie du bail, piloter les charges courantes, s'assurer de la bonne facturation des sommes dues (y.c. refacturation/réédition des charges) et gérer leur recouvrement (en interaction avec la comptabilité), contrôler la bonne exécution des obligations légales, réglementaires et contractuelles, déclarer et gérer les sinistres (en lien avec la responsable assurance), réaliser les états des lieux (entrée et sortie), élaborer les budgets de charges des sites,

Profil recherché

Compte-tenu de la nature du poste et des actifs suivis, nous privilégions deux types de profil:

- **un profil classique de PROPERTY MANAGER** disposant d'une première expérience réussie avec un minimum de durée, issu de classes d'actifs d'activité (bureaux, commerces et bien sûr logistique...), capable de s'intéresser et de se motiver pour des dimensions techniques et réglementaires propres à la logistique et à des actifs qui doivent respecter des normes strictes environnementales et de sécurité. Ne pas avoir de forte culture technique n'est pas rédhibitoire, ne pas être prêt à se plonger sur des sujets plus techniques serait préjudiciable en termes de motivation et d'efficacité dans la durée
- Déplacements sur site régionaux. (déplacements en avion ou train sur sites en région)
