Job Title: Senior Asset Manager
Job Summary:
We are seeking a Senior Asset Manager to join our team at AXA Investment Managers. As a Senior Asset Manager, you will be responsible for the management and value creation of a large office portfolio. You will work closely with the Property Manager and Investors to define and implement the best value creation strategy for each asset in the portfolio.
Key Responsibilities:
- Define the asset strategy in line with investors' requirements, including rental reversion, selective sales, and growing the portfolio through new acquisitions.
- Implement an ESG strategy compliant with internal rules to optimize the decarbonation of each asset.
- Prepare annual business plans, including action plans and corresponding financial models (DCF), and obtain approval from investors or the Investment Committee.
- Prepare investment memorandums for acquisitions through forward sales and submit them to the Investment Committee.
- Monitor forward sales and related pre-leasing periods and deliveries.
- Monitor external valuations.
- Monitor asset KPIs and contribute to reporting for investors.
- Manage property managers and all external service providers related to the asset.
- Supervise the property, manage tenancy issues, claims, and supervise potential lawsuits with legal advisors.
- Collect and analyze all relevant and updated data/documentation at asset level (technical, legal, tax, and commercial data) and ensure legal conformity and liquidity of assets.
- Propose relevant product evolutions or asset repositioning, management refurbishment or development programs, coordinating with internal and/or external development experts.
- Coordinate all internal and external stakeholders and represent the investor in co-ownership.
- Prepare and manage disposals (data room, valuation, RFP, etc.).
- Support some investments underwritings led by the Acquisitions teams and onboard new assets.
About You:
We welcome different combinations of skills and experiences. The ideal candidate will have:
- An educated degree (business school or real estate degree).
- 10 to 15 years of experience in real estate, with specific expertise in office in Paris and the Greater Paris region.
- Good knowledge of the French office market and its players.
- Good understanding of legislations and financial techniques related to real estate investments.
