Key Responsibilities
The Senior Property Investment Associate will oversee the operational management of a diverse property portfolio while identifying and facilitating real estate investment opportunities that align with the company's strategic objectives.
This role includes participation in the disposal process as well.
Main Duties
- Investment/Development: Engage with the network of agents and analyze the market to identify new investment and development opportunities that align with the firm's strategies.
- Conduct financial modeling, prepare client presentations, manage transaction processes, and assist in structuring deals.
- Participate in due diligence efforts during acquisitions, covering commercial, ESG, legal, and tax aspects.
- Support liquidity events, including refinancing or asset disposal.
- Asset Management: Take an active role in lease negotiations, liaising with third-party leasing teams and legal counsel.
- Oversee third-party property management teams and ensure effective asset support.
- Administer capital expenditure decisions and collaborate with development teams on construction oversight.
- Manage third-party operating partners to execute business plans and review quarterly performance reports.
- Assist in the annual budgeting process and strategic planning for the portfolio.
- Ensure compliance with bank financing requirements and monitor debt performance.
- Ensure accuracy and timeliness of management reporting, reviewing third-party reports and verifying lease inputs.
- Collaborate with property appraisers during the valuation process, ensuring methodology and outputs are validated.
- Maintain a strong understanding of local market dynamics, including competition and demand drivers.
Qualifications
Candidates should possess a robust understanding of the office and residential property markets, with additional skills in alternative assets being advantageous.
Demonstrated ability to engage with an agent network, identify investment opportunities, and manage assets effectively is essential.
Knowledge of local regulations and strong financial, analytical, and modeling skills are required.
Excellent communication and negotiation skills are necessary, along with fluency in both French and English.
The ideal candidate will be a collaborative team player, contributing to the overall success of TIAA.
Travel may be required for this role.
