Mileway Limited is seeking an experienced Asset Manager to join our team in Paris. As an Asset Manager, you will be responsible for implementing a sustainable asset management strategy for our existing and future assets, driven by effective lease management.
Key Responsibilities:
- Develop and implement a comprehensive asset management strategy to maximize the value of our assets.
- Manage the annual budget for each asset, ensuring alignment with business objectives.
- Evaluate property performance and review financial projections to inform investment decisions.
- Underwrite asset management reports to ensure accuracy and completeness.
- Approve commercial terms of leases and convert them into contractual agreements.
- Design and drive CAPEX plans for each asset to ensure optimal utilization.
- Monitor risk criteria for each asset and identify potential warning signals.
- Deliver market intelligence to inform business decisions.
- Identify opportunities to add value to our portfolio and asset management performance.
- Manage all lettings, renewals, rent reviews, lease surrenders, and associated capital expenditures.
- Integrate remodelling, redevelopments, and extensions into the business plan.
- Build and maintain relationships with occupiers, consultants, and colleagues.
- Select and manage outsourced expertise to support asset management activities.
Requirements:
- 3-5 years of experience in asset management, logistics, or a related field.
- Deep knowledge of the last mile real estate market, including market trends and tenant requirements.
- Strong analytical and financial skills, with the ability to validate valuations and financial projections.
- Fluency in French and English, with excellent communication and negotiation skills.
- Relevant university degree in a field such as real estate, business, or finance.
- Attention to detail and ability to monitor lease performance, data, delinquencies, and collection.
