**Data Center Development Associate/Analyst (Paris, Amsterdam or London)**

The goal of DC Development Associate/Analyst is to identify and communicate risks and returns and to provide mitigation solutions to enable the Investment Committee to make an informed decision. To assess and communicate the risk/ return characteristics of land acquisition, data center developments, and dispositions, whether they be third party or within funds managed by Prologis, between key stakeholders, such as: Investment Services, Market Officers, Development Managers and senior European and Data Center management teams. The core activities of the team are to coordinate and contribute to the underwriting and the Investment Memorandum, execute on due diligence and to contribute to a range of projects (including thought leadership on market analysis, ESG, etc.). This requires collaboration with a wide variety of departments within Prologis.

The role is responsible for financial modelling, composing written reports, due diligence and process management of the developments, investments, financings and dispositions as well as special projects, research and market analysis.

This exciting opportunity is for someone with a solid understanding of risk /returns, project coordination and financial modelling. Experience with data centers, real estate valuations / investment analysis, DD (TDD & EDD) and ESG are an advantage. The position provides a unique window on the capital markets activity of Prologis' centralised and regional teams.

**What's Needed to do that**:

- Assist with the everyday reporting obligations of the data center team
- Prepare powerpoint presentations for internal and external requirements
- Run financial analyses (cash flow projections and development models)
- Coordinate external due diligence (EDD, TDD, ESG etc.)
- Co-ordinate and prepare written reports articulating the risks and returns of investment propositions to the Investment Committee, including problem solving and willingness to address weekend Q&A as needed
- Coordinate the different parts of investment memo process for the own region and liaise with different colleagues as well as external partners
- Assist in the closing of investments and dispositions including the tracking of post-closing obligations
- Gather and evaluate economic and real estate data

- Approximately 3+ years' experience within a similar role
- Strong analytical/ financial modelling skills
- Experience with DD including environmental, technical and ESG due diligence.
- Advanced/ master's degree
- High proficiency in Excel essential
- Eager to learn and prepared to work under pressure.
- Team player
- Fluent in English (written and spoken).
- Another European language is a big advantage (French, Spanish, Italian, German as priorities)
