We are looking for an (Junior) Investment to join our Schroders Capital Real Estate team in Paris.

In this role, you will be responsible for executing investment transactions and asset managing a diversified portfolio of office, retail and logistics assets. You will support the group's investment and asset management strategies in France, Belgium, and Luxembourg, focusing on capital deployment, underwriting, financing, structuring, due diligence coordination, and real estate portfolio management including ESG aspects across all real estate sub-sectors

**The team**

Schroders has been managing real estate funds since 1971 and currently has £25.2 billion (€29.3 billion) of gross real estate assets under management. Our Real Estate department, part of Schroders' Private Assets division, plays a crucial role in our expansion strategy. We manage a diverse range of real estate funds globally, including direct funds, REITs, mutual funds, private partnerships, and multi-manager funds. Our investments span various sectors, including offices, retail, industrial, alternatives, and hotels, based on our investment philosophies rooted in mega-themes and winning cities. By leveraging our research, analysis, and market experience, we have consistently delivered competitive returns to our investors.

The Schroders Capital Real Estate team in France is currently in a strategic development phase.

As a (Junior) Investment Manager, you will assist the team in acquisition analysis and the management of existing and acquired assets. The Paris team, consisting of 7 investment professionals, has executed approximately €1.3 billion of commercial real estate transactions since 2014 and currently manages around €900 million of assets in France, Belgium, and Luxembourg.

**What you’ll do**
- Identify and analyze new acquisition opportunities
- Conduct investment and market analysis, and prepare offer letters
- Build investment models and create presentations for potential transactions
- Execute investment transactions, particularly during the due diligence phase and negotiation of purchase documentation
- Manage internal processes for investment transactions, from recommendation to fund managers/clients, obtaining investment committee approvals, to project completion, collaborating with the wider real estate team
- Conduct financial and asset level analysis to develop, update and monitor business plans including capital expenditure plans for portfolio assets
- Implement the business plans, including overseeing third-party advisers such as property managers and project managers including on ESG matters
- Provide performance reports on portfolio assets, as well as regular updates on asset management activities such as rent collection, lease renewals, marketing and capex projects
- Maintain strong working relationships with fund managers, the wider real estate team, and external suppliers or partners

**The knowledge, experience and qualifications you need**
- Degree in real estate, finance, or an engineering pathway from a top-tier university
- Previous relevant experience in real estate investment, preferably across multiple asset classes
- Strong understanding of investment markets
- Excellent numerical and analytical skills, with a solid background in financial modelling and valuations
- Project management skills
- Proficiency in Excel, Word, and PowerPoint
- Fluent in French and English

**The knowledge, experience and qualifications that will help**
- Proficiency in German or Dutch or another European language is an asset
- Experience and knowledge of logistics and residential asset classes, based outside France
- Experience and knowledge of Environmental certifications is a plus
