Je suis Capucine, consultante chez Fed Immobilier, et je recherche le nouveau property manager (F/H) pour mon client : société indépendante spécialisée dans la gestion d'immobilière d'entreprise, basé à Paris 8, à pourvoir en CDI dans le cadre du renforcement de son équipe.
L'entreprise compte une quinzaine de personnes et se démarque par la qualité et la globalité du service apporté au client : gestion déléguée d'actifs immobiliers, tant d'un point de vue locatif que technique
Rattaché(e) au responsable de portefeuille d'actifs et à l'aide d'une assistante, vous rejoignez six property managers pour la gestion d'une soixantaine d'actifs immobiliers.
Vous opérez en toute autonomie pour assurer la gestion intégrale d'un portefeuille d'actifs, couvrant les domaines techniques, comptables et administratifs.
Vos missions principales se déclinent comme suit :
Missions techniques :
- Garantir la continuité opérationnelle des actifs conformément aux réglementations en vigueur
- Assurer le suivi des contrôles réglementaires avec mise en oeuvre d'actions correctives
- Suivre et optimiser les consommations énergétiques des immeubles
- Surveiller l'impact environnemental des propriétés
- Élaborer les cahiers des charges de maintenance, consulter et superviser les prestataires
- Assurer le contrôle de la qualité des prestations
- Gérer les outils d'exploitation
- Établir et suivre les plans pluriannuels
- Réaliser des audits techniques et des reportings selon les échéances
- Piloter les consultations des entreprises, la passation des marchés, et coordonner les opérations de travaux
- Gérer les sinistres dans leur globalité
- Animer et suivre les comités environnementaux
Missions comptables et administratives :
- Établir et suivre le budget prévisionnel de fonctionnement et de travaux des immeubles
- Participer aux assemblées de copropriété et conseils syndicaux
Missions commerciales :
Apporter une assistance à la commercialisation et à la gestion locative
Des déplacements réguliers sont à prévoir dans la région.
Rémunération/Avantages :
- Contrat cadre au forfait
- Salaire brut fixe entre 40 et 53KEUR selon le profil / 13 mois
- Titres Restaurant
- Prime (jusqu'à un mois de salaire)
- Télétravail : un jour par semaine
Processus de recrutement :
Après m'avoir rencontrée, vous aurez un premier entretien avec l'un des directeurs et votre futur responsable et un second avec l'un des associés.
Quel est le profil idéal ?
De formation bac +2/3, vous justifiez d'au moins 5 ans d'expérience sur un poste similaire et détenez une bonne connaissance tant dans le domaine technique que locatif dans la gestion d'actifs immobiliers tertiaire ?
