Job Description
With preliminary direction from a Project Director, prepare feasibility studies, programming, expedited concept development and document production for competitions, leading all phases for mission critical projects, data centers, research prototype development and deployment, higher education, retail, science & technology sectors and mixed-use developments, encompassing new construction, renovation, adaptive reuse, and complex tenant improvements requiring specialized code compliance and stakeholder coordination; conduct site reconnaissance, investigations, and onsite charrettes; prepare design guidelines, capacity studies, concept plans, development plans, and entitlement plan; execute specialized architectural solutions for mission-critical clients requiring advanced building performance analysis, integrated design-build project delivery methods, and coordination with multidisciplinary teams including MEP engineering, structural systems, civil infrastructure, and specialized technology consultants within accelerated project schedules; create key room diagrams for specialist rooms, laboratories, retail, research and educational spaces to ensure correct space and quantity assumptions meeting all requirements; produce space organization diagrams indicating functional relationships and appropriate adjacencies; coordinate input from cross functional teams to translate into site plans; interpret specialist reports, analyzing as-built plans, photographs, and notes to determine best approaches for technical design solutions. Coordinate with MEP/FP, civil, structural, landscape, code, traffic, parking, signage, acoustic, telecom, and other specialist consultants to incorporate building systems in construction documents; generate comprehensive construction documentation utilizing advanced BIM coordination, parametric design workflows, and cloud-based collaboration platforms, producing detailed specifications, code compliance analyses, and technical drawings using Revit, AutoCAD, SketchUp, 3D Studio MAX, Lumion, Enscape, and Adobe Creative Suite; prepare presentation materials including photorealistic architectural renderings, technical compliance documentation, phased construction visualizations, and interactive design review platforms for stakeholder presentations with client review boards, regulatory authorities, and government agencies; research code compliance for accessibility standards, local AHJ requirements. Incorporate client-specific standards, and institutional design guidelines alongside environmental certification protocols like LEED, WELL, Energy Star, BREEAM, and SKA compliance; work with local jurisdiction for historical compliance regulation and heritage building approvals; conduct building life cycle analysis using One Click LCA for sustainable design measures; interface with specialized engineering consultants to synthesize complex technical requirements into coordinated architectural solutions for advanced technology projects; conduct critical design review and coordination for specialist prototype equipment for confidential advanced technology clientele; oversee construction contract administration utilizing integrated project delivery methods; coordinate with contractors, respond to RFIs, review change orders, and perform necessary modifications as projects progress; manage project data transmission using Newforma or approved software, and maintain logs of RFIs and submittals; develop task schedules and team requirements, identify weekly project requirements and long-term needs; mentor interns and junior staff; assist in managing consultant agreements and project budgets, and identify tasks outside scope for additional services negotiation; conduct site visits and progress meetings, prepare field observation reports, final inspections, and project closeout including punch lists and record drawings; review and prepare certificates of substantial completion, occupancy, and final completion; conduct post-occupancy evaluation and review of clients’ use of space.
