Senior Associate, Real Estate Equity Asset Management

The Senior Associate will work within the Asset Management Group and assist in operating and reporting on a growing portfolio. It will involve direct asset management and oversight of operating partners on a pan European portfolio (1.8 million square meter, 43 properties located across nine (9) countries: France, the UK, Germany, Poland, Spain, Portugal, Sweden, the Netherlands and Belgium.)
Specific responsibilities include:
Direct involvement and responsibilities for new and ongoing lease negotiations including communicating with third-party leasing teams, in-house counsel and third-party legal teams. Oversight of third-party leasing teams, property management, vendor contracts and vendor relationships supporting the assets. Assist in administration of capital expenditures within the industrial portfolio and working with the Ares construction director on oversight and guidance to all third-party construction managers, contractors and/or vendors. Oversee third party operating partners to execute the business plan (leasing activity, capex activity, operating activity) and review quarterly reporting for content and accuracy Assist with the annual budget process, reforecasting and strategic plan for the industrial portfolio Manage the bank financing (compliance reporting, monitor debt covenants, debt service, performance updates) Assisting with due diligence efforts performed during the acquisition phase, specifically: tenant interviews, underwriting assumptions (market rent, lease up timing, leasing costs, and capital improvements) and third-party reports (environmental and engineering reports) for future acquisitions. Assist with liquidity events, including refinancing or disposal Assist with add-on acquisitions in case of portfolio build up Responsible for accuracy and timeliness of management reporting on the portfolio: review of monthly third-party reports, verifying new leases are input correctly by third party property management teams, as well as assisting in the compilation of internal asset management portfolio reports. Liaise with property appraisers on the quarterly valuation process, providing relevant updates, reviewing methodology and validating outputs. Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption).Required Knowledge, Skills and Abilities:
Bachelor’s degree in relevant area A minimum of five (5) years direct experience in asset management is preferred. Leasing experience preferred. Demonstrated budgeting skills, including [Yardi] and Excel applications are preferred. A team-oriented individual with strong verbal and written communication skills who is comfortable working in a very entrepreneurial environment required. Ability to effectively manage internal and external relationships required. Ability to travel across Europe required. Fluent in French and EnglishReporting Relationships
