As a prospective Lead Asset Management Specialist, you will join a dedicated team of 9 professionals focused on managing and enhancing a substantial office portfolio.

Key Responsibilities:

The Lead Asset Management Specialist will play a pivotal role in overseeing a large office portfolio, acting as a crucial liaison between the Property Manager and Investors.

You will devise and execute optimal value enhancement strategies for each asset within your portfolio, and your responsibilities will include:
  • Formulating the asset strategy aligned with investor expectations: rental reversion, selective divestitures, and expanding the portfolio through new acquisitions (primarily forward sales).
  • Executing an ESG strategy in accordance with internal guidelines to enhance the decarbonization of each asset.
  • Developing annual business plans that include action items and corresponding financial models (DCF), securing approval from investors or the Investment Committee, and overseeing the execution of the action plan.
  • Crafting investment memorandums for acquisitions via forward sales and presenting them to the Investment Committee.
  • Preparing, optimizing, and monitoring the asset budget (revenues, opex, and capex) in collaboration with property managers or asset operators.
  • Overseeing forward sales and associated pre-leasing periods and deliveries.
  • Monitoring external valuations.
  • Tracking asset KPIs and contributing to investor reporting.
  • Managing property managers and all external service providers related to the asset.
  • Supervising property management, addressing tenancy issues, claims, and overseeing potential legal disputes with legal advisors, negotiating leases, renewals, or tenant agreements.
  • Collecting and analyzing all pertinent and updated data/documentation at the asset level (technical, legal, tax, and commercial data) to ensure legal compliance and asset liquidity.
  • Proposing relevant product evolutions or asset repositioning, managing refurbishment or development initiatives in coordination with internal and/or external development experts. Implementing ESG action plans.
  • Coordinating all internal and external stakeholders, representing the investor in co-ownership matters.
  • Preparing and managing disposals (data room, valuation, RFP, etc.).
  • Supporting investment underwriting led by the Acquisitions teams and onboarding new assets.

Education/Qualifications

Degree in business or real estate.

Experience
  • Demonstrated success in real estate: 10 to 15 years of experience in asset and investment management or property firms,
  • Specialized knowledge in office properties in Paris and the Greater Paris area,
  • Strong understanding of the French office market and its key players,
  • Solid grasp of legislation and financial techniques pertinent to real estate investments.
